Why Refinance? / Balloon & payoff timing

Balloon, seller note, or payoff coming due

Seller financing, private notes, HELOC resets, and short-term loans often work — until the payoff clock gets close. The goal is a calm read on timing, equity, income, and what is actually underwritable before you are out of runway.

What this usually involves

  • • Balloon or maturity date approaching
  • • Seller-financed note ending
  • • Private / hard-money payoff needed
  • • Enough time to plan (earlier is better)

Usually a fit if

  • • You have a clear due date or reset window
  • • There is equity, income, or a sale path to pressure-test
  • • You want options ranked before panic sets in

May not be a fit if

  • • No equity and no income support
  • • Unclear title or ownership with no way to clarify
  • • Waiting until the last few days with no fallback

FAQ

What are realistic paths before a balloon hits?

Usually two or three sequences: permanent refinance if underwriting works, a short bridge while you stabilize or sell, renegotiation/extension if the noteholder cooperates, or an orderly sale. What fits depends on timing, leverage, and income — not hope.

What if I cannot refinance in time?

Earlier review helps. Depending on the file, people sometimes bridge, restructure, extend, or sell. If the numbers do not work, you will hear that plainly.
